TL;DR: Need a plumber in Burwood? We handle blocked drains, burst and leaking pipes, dripping taps, running toilets and no hot water, in apartments near the station and in the older houses out in the back streets. Licensed plumbers, a fixed price before any work starts, and an honest ETA instead of a vague “sometime today”. Call 02 5950 5382 or book online.
Burwood has two very different plumbing stories running side by side.
Walk within a few blocks of Burwood Station, Westfield or Burwood Plaza and you’re mostly in apartments. The 2021 Census put Burwood at roughly 68% flats and apartments, and high-density dwellings across the Burwood Council area jumped by more than 2,400 between 2016 and 2021. That means shared drainage stacks, hot water units tucked into cupboards or on balconies, and a strata manager in the middle of every conversation.
Head out into the quieter, leafier streets and it flips. Burwood is one of Sydney’s oldest settled areas, with Victorian and Federation homes that have been standing for a century or more. Beautiful houses. Old drainage. Original clay sewer lines, galvanised water pipes, and mature street trees whose roots are very good at finding a cracked joint.
We plumb both. Same licensed plumbers, same fixed price before we pick up a tool.
What we get called out for most in Burwood
Blocked drains that keep coming back
A shower that drains slowly, a gurgling toilet, or water pooling in the yard after a wash cycle usually isn’t a one-off. In older Burwood homes it’s often tree roots or a broken section of clay pipe. We clear it properly with a jetter rather than just poking a hole through, then use a CCTV drain inspection so you can see what caused it. If it’s a structural problem, you’ll know before you pay for the same clear-out again next winter. More on how we work: blocked drains.
Leaks you can hear but can’t find
Water stains on a ceiling in a unit block, a damp wall in a hallway, or a water bill that jumped for no reason. Old galvanised pipework and concrete slabs make guesswork expensive, so we use proper leak detection to narrow it down before anything gets cut open. That matters even more in an apartment, where a small leak becomes someone else’s ceiling.
Burst pipes
If water is spraying, shut off the main tap first, then call us. We work 24/7 on burst pipes and get the water stopped before we talk about the repair. In upstairs units, speed is the whole job.
No hot water
Cold showers happen fastest on the coldest mornings. We repair and replace hot water systems, including the smaller electric and gas units common in Burwood apartments and the older gas storage heaters sitting beside houses. We’ll tell you honestly whether a repair makes sense or whether the unit is done.
Taps and toilets
The small stuff still wastes water and drives you mad. Leaking taps, worn washers, mixer replacements and toilet repairs for cisterns that run all night. We carry common parts, so most of these are sorted in the one visit.
Gas work
Cooktop connections, gas hot water, heater installs and gas leaks. Our licence includes a gas fitting endorsement, so gas work is done by a licensed gas fitter, not passed to someone else. See gas fitting. If you smell gas, leave the property and ring us from outside.
Units, strata and who pays
This is the question we get most often from Burwood apartment owners and tenants. As a general rule, pipework and fixtures that only serve your unit are your side of the fence, while shared stacks, common drainage lines and building mains usually sit with the owners corporation. Every strata plan is worded slightly differently, so we don’t guess.
What we do is find the fault, make it safe, and write down what we found and where. You can hand that straight to your strata manager or building manager instead of arguing about it from memory. If it turns out to be a common property issue, you’ll have something in writing before anyone spends money on it.
How a Burwood callout actually runs
- You tell us what’s wrong. Ring 02 5950 5382 or send the details through our booking form. No call centre. It’s Bill or one of his plumbers on the phone.
- You get a real ETA. Not “morning”. A time, and a call if traffic on Parramatta Road changes it.
- We look before we quote. Cameras, meters and leak detection gear where they’re needed, so the diagnosis isn’t a guess.
- Fixed price, then work. You approve a price for the whole job before anything starts. New customers pay no callout fee for a quote.
- We clean up. Drop sheets down, mess taken with us, and the job explained in plain English before we leave.

We’re a service area business covering the whole Sydney region, with our busiest patch through the St George and Sutherland areas. Burwood is a regular run for us, and if we can’t be there in a timeframe that’s useful to you, we’ll say so on the phone rather than leave you waiting.
Also handy around Burwood
Renovating a Federation-era bathroom or kitchen in the back streets? Old pipework often needs sorting before tiling starts, and it’s far cheaper to deal with then than after. Buying an older Burwood house or a unit in a mixed-age block? A camera check of the sewer line tells you what a building report usually won’t.

Burwood plumbing questions we get asked
Do you come out to Burwood after hours?
Yes. We run 24/7 for emergencies like burst pipes, major leaks, sewage backing up and gas leaks. Ring us and we’ll give you a straight answer on how long we’ll be.
Can you work in an apartment building with restricted access?
Usually, yes. Tell us the building type and any access rules when you book, such as needing a building manager for the basement, a lift booking, or noise hours in the by-laws. We’d rather know upfront than turn up and be stuck in the lobby.
Will you have to dig up my garden to clear a drain?
Most blockages clear through an existing inspection opening with no digging at all. If the camera shows a collapsed or root-damaged section that needs repair, we’ll show you the footage and the location first, then quote the repair options before anything is opened up.
My drain keeps blocking every few months. Is that normal?
No. Repeat blockages in an older Burwood home almost always mean a cause, usually roots at a cracked joint, a belly in the line, or a partial collapse. A camera inspection is how you stop paying for the same clear every season.
Do I get charged just for you coming out to quote?
No callout fee for new customers, and no charge to come out and give you a quote. Where we can, we price the whole job as a fixed figure so you know the number before work begins.
Can you help if I’m renting?
We can attend and report on what’s wrong, but the property owner or agent generally needs to authorise the repair. Let us know it’s a rental when you call and we’ll keep the paperwork simple for whoever is approving it.
Tell us what’s going wrong
Water where it shouldn’t be, a drain that won’t clear, or a shower that’s gone cold. Call 02 5950 5382 and describe it in your own words, or send it through online and we’ll come back to you with a time and a price. Real plumbers, real ETAs, no vague tradie talk.
